Why You Shouldn't Get The Bare Minimum For Home Insurance

If you need a mortgage to purchase your home, then homeowners insurance is going to be a requirement by your mortgage lender. However, don't make the mistake of getting the bare minimum required to protect your home. You don't want to lose out on the following protections by getting a better policy. 

Personal Property Protection

The main thing that needs to be protected with a home insurance policy is the dwelling itself. All your mortgage lender is concerned about is if the home is able to be rebuilt in the case of a total loss situation, which means a large enough policy to cover just the construction costs. The mortgage lender doesn't care about all of the belongings inside your home, which can add up to be a lot of losses in a scenario where you lose everything. 

Make sure that you have enough personal property coverage to protect the belongings in your home. You can have disasters, such as a house fire, where the damages to the home are very little but all of your personal property is destroyed by being covered in a layer of soot. Without personal property protection, you'll need to pay to replace everything out of your own pocket. Personal property coverage will also give you protection from theft and vandalism, which can come at a time when you least expect it.

Liability Protection

Your home insurance also gives you the chance to purchase liability protection. This is to protect you from a potential lawsuit if someone were to be injured on your property. This can happen from things as simple as a slip and fall as someone is leaving your home to your dog biting somebody and causing damage that sends them to the hospital. 

Liability coverage will help pay for legal costs, medical bills, and other expenses related to the injury. All you have to pay is the deductible for your home insurance policy for the liability protection to pay the rest. 

Water Damage Protection

You may not be aware that your home insurance policy doesn't cover all types of water damage. While you'll be protected if you have a water pipe burst in your home, there are other forms of damage that are not covered. For instance, if you have rising rainwater reach a window well and enter your basement, that type of damage would need to be covered by flood insurance. If a sewer system backs up and water enters your basement that way, you'll need sewer backup coverage. Make sure you understand all the ways that water can damage your home and what kind of coverage you need.
